There are several important things you need to know and consider before deciding on a new home in the Disney area.
What are you looking for in a home? How many beds/baths do you need? What is your target price range? Should you finance or pay cash? Should you rent out your home? Do certain communities restrict rentals? How do we furnish and care for our home from far away?
These are just some of the popular questions you will have. Many more questions will cross your mind as you get closer to making your decision. Hopefully this bit of information will answer some questions for you and help you get on your way.....
1. 4 bed homes are the most popular request for rental purposes. Many times you will have 2 families vacation together with kids, and the 4 bed meets those needs. Visit our income vs. expenses page for financial averages.
2. Prices will range from the low 200's to well over 500,000 dollars depending on your wants and needs. Currently a 4 bed with 3 baths averages around $290,000 in the Disney area. Please consider your exchange rate and convert to your currency!
3. Renting out the home is an excellent way to offset much of your expenses. See income vs expenses for more information. I will be glad to send you a detailed expense report based on the home and community you choose.
4. Financing or paying cash really depends on your financial situation. Both have advantages. Financing allows you to keep most of your money elsewhere working for you. Paying cash makes it much easier to make a profit on your home as far as your rental income vs expenses is concerned, as you will have no mortgage payments.
5. There are indeed communities that DO NOT ALLOW short term rentals. Short term rental is considered to be anything less than a 6 month and 1 day period. Most people visit for 2 weeks at a time, so please make sure this is allowed before you purchase! Contact us if you have any questions on a specific community.
6. You will also need help with furnishing the home and opening a U.S. bank account. We can help you with both. There are several furniture companies that offer full turn key packages for vacation homes. A decent package will run in the area of $20,000, and includes everything down to the pots, pans, linens, and pictures. A bank account can be opened with as little as $100, and ID, and a copy of your passport.
